Home Sale Program Types:
One of the biggest challenges a homeowner must face when relocating is the sale of their home. Without the relocation-focused marketing assistance, a home could remain on the market longer than anticipated, creating downstream challenges such as extended temporary living, additional return trips, etc. Delays place the transferee in a holding pattern until they can qualify for a new home mortgage. Home sale delays contribute to relocation failures and increased exception requests. InterLink already has the multiple relationships needed for ease of administration, such as direct billing, vacant home insurance but, most of all, peace of mind knowing you have experienced relocation professionals on your team.
Last Tax Savings Relocation Benefit – The Guaranteed Buyout Option/Amended Value (GBO/AV) and Buyer Value Option (BVO) programs are US domestic Tax-protected home sale programs that allow a company to capture the selling expenses as a non-taxable event, thus potentially saving thousands in gross-up. Possible tax savings for a home value of $300,000 for a GBO/AV program approximate $12,690; BVO program $11,490. Both savings noted are dependent on your company’s gross-up methodology.
Inventory avoidance is an area in which we excel through our aggressive marketing assistance program! However, in the event a transferring employee ends up accepting the buyout offer, we act immediately to market the home to sell quickly at the best possible price and terms.
Presentations on the new location, including local real estate, are key for the employees’ consideration of the move. General area, commuting and school information will be provided by local experts. Within the Client’s budget constraints, areas tours may be provided for the employee and partner. These are particularly helpful in allowing the employees the opportunity to view their specific housing and community interests first-hand. This helps to minimize the anxiety regarding the relocation.
Having on-site assistance from InterLink as well as local representation from the new location has proven to be of tremendous assistance in calming the fears of the transferring employee and family. If needed, InterLink can also provide facility relocation in tandem with the group move. InterLink will monitor all program costs to provide comprehensive reporting.
